Choosing Fire Resistant Doors for Saudi Commercial Projects

A fire door is not a door that happens to resist fire — it is a tested assembly: door leaf, frame, seals, glazing, hinges and hardware must pass the same fire test together. In Saudi commercial projects, the difference between a compliant and a non-compliant door only becomes visible at inspection or in a real fire, and by then it is too late to fix. This guide covers what the ratings mean, what the Saudi building code and Civil Defense expect, what fire rated aluminum doors cost in the Kingdom, and how they perform in the Saudi climate.

How EI ratings work and which to choose

Fire ratings in the Saudi market follow the European classification used in EN 1634 testing, widely referenced in local specifications. E stands for integrity — the assembly stops flames and hot gases passing through — and I stands for insulation — the unexposed face stays below a set temperature. EI60 holds both for 60 minutes, EI90 for 90. Some products carry an E-only rating: they block flame but radiate heat, which is rarely acceptable for escape routes and stairwell enclosures where people pass close to the door.

The rating belongs to the complete assembly, not to the leaf alone. A 90-minute leaf on a 30-minute frame is still a 30-minute door. When comparing quotes, ask for the test certificate of the exact combination being supplied — manufacturer, model, frame profile, glazing and hardware — not a generic brochure claim.

Saudi Building Code and the Civil Defense process

The Saudi Building Code (SBC 801) sets fire-resistance requirements for commercial buildings and references international test standards. Stairwell enclosures, exit corridors, electrical rooms, kitchens and mechanical rooms typically require rated doors with self-closing devices and positive latching; the rating — 60, 90 or 120 minutes — depends on occupancy type, building height and the compartment being protected.

Civil Defense approval checks that installed doors match the approved shop drawings and test certificates. In practice this means naming the exact model in your specification and keeping the certificate file per door type: site inspectors compare the installed product against the documentation, and mismatches cause rework at the worst possible moment.

Aluminum or steel — and when steel still wins

Steel remains the default for the highest ratings, but aluminum fire doors now cover most commercial needs. Extruded aluminum frames with intumescent seals and fire rated glazing achieve EI60 and EI90 at roughly half the weight of steel, with cleaner sightlines, concealed closers and factory powder-coat finishes that match modern lobby and corridor design.

Steel still wins where you need 120-minute ratings, very large double-leaf openings or heavy-duty industrial traffic. For offices, hotels, clinics and mixed-use towers, an aluminum EI60 or EI90 door meets the code, installs faster on standard walls and avoids the visible welds and thick frames that make steel doors read as industrial.

Fire resistant glass: wired, ceramic and what to specify

The glazing is the weakest link in most fire door specifications. Fire resistant glass comes in two families: wired glass, which is inexpensive and holds integrity for 60–90 minutes but does not insulate and is fragile; and ceramic or special laminated glass, which offers EI performance, better clarity and can be combined with low-emissivity coatings — relevant in a climate where every square meter of glass adds cooling load.

Check the glass marking: it must state the classification, duration and test standard. And remember the glazing beads, gaskets and seals are part of the tested assembly — swapping them for cheaper profiles voids the rating even when the glass panel itself is certified. In Riyadh projects, where doors are often specified with sidelights, choose a tested system from one manufacturer so glass, frame and seals share a single certification.

What fire rated doors cost in Saudi Arabia

For planning purposes in the Saudi market: a single-leaf EI60 steel door with frame, self-closer and hardware typically runs 1,800 to 3,500 SAR supplied; an aluminum EI60 door with fire resistant glazing and a vision panel lands between 2,500 and 4,500 SAR depending on size and finish; EI90 and double-leaf configurations add 20 to 40 percent. The glass specification is the biggest single cost driver — ceramic EI glazing costs several times more than wired E glass.

Always compare the fully installed assembly: frame, intumescent seals, self-closing device, panic hardware where required, site fixing and the test certificate file. A door quoted without its tested frame is not a rated door, and a cheap assembly that fails Civil Defense inspection must be replaced — the replacement plus the delay always costs more than the saving.

Saudi climate: heat, dust and the seals

Riyadh summers push outdoor temperatures past 45°C, and door components age differently here than in the European labs where most ratings originate. Intumescent seals must survive years of heat cycling without hardening early; hinges and closers must tolerate dust intrusion; and exposed aluminum faces need powder-coat or anodized finishes that resist UV fading and chalking.

Air conditioning creates pressure differences across door openings — a fire door that does not seal properly wastes conditioned air and lets dust in, which is why adjustable thresholds and perimeter smoke seals matter, not just for fire but for energy bills. In coastal projects such as Jeddah and Dammam, specify marine-grade hardware and PVDF or anodized finishes so humidity and salt air do not corrode the assembly before its first maintenance cycle.

What to specify — and buy from a factory

Write the rating, the test standard, the glazing classification and the hardware into the specification; require submittals with third-party certificates for the exact assembly; and verify the delivered doors against the approved drawings before installation. These steps prevent the most common failure: a door that looks right but has no test evidence behind it. Ask the supplier for the certificate file, delivery lead time and in-house installation teams.
